The Investment Opportunity

This misfortune creates the opportunity to recycle and renovate these homes and turn them into affordable houses at good and immediate profits.

What we do is simple. We buy these foreclosed homes for cash; we renovate them; we sell the renovated houses into a market which is hungering for affordable housing. We sell them fast. A typical project lasts 6 to 8 weeks.

Then we do it again.

Where our skill comes in is:

  • Knowledge of the market – tracking comparables closely
  • Buying for the right price
    Designing renovations which add value
  • Executing those renovations on time and on budget
  • Knowing our demographic – who are our buyers and what do they want?
Two Approaches

We are looking for investors to fund additional projects. We want to do more, and do it faster. We have two approaches. For those who want to maximize profit, but at higher risk, become an equity partner and split the profits, but at some risk of loss. For those who prefer less risk, become a private secured lender. This gives high yields – much higher returns than banks or money markets, with a low risk of loss.

We are looking for qualified lenders who are residents of Virginia. If you express interest, we will meet you personally to get acquainted, and if there is actual interest, we will provide you with an information memorandum and full disclosures on either or both plans.

Real estate "Paper"

There is an active secondary market in discounted private real estate mortgage notes. These have the potential for significant yields, with good safety and security, if you know how and where to find them and evaluate them.
