Chadwick Morris Construction is familiar with using a little-known construction method to build a house quickly and for less money than a traditional stick built home. Its called Modular Homes.

First of all, let us say what a Modular Home is not, a mobile home! Although both are built in a factory, mobile homes (also known as manufactured homes) are built on a steel chassis, much like a trailer. They are built only to minimal federal codes, where the walls are thinner and less insulated than regular homes. Mobile homes are usually set on cement blocks, and a skirting is placed around the space underneath. Mobile homes lose value as they age, much like a car.

Modular homes, on the other hand, are built just like homes that are built on site. They must meet all of the state and local building codes just like any other house. Walls are framed with 2 x 6 construction with studs 16" on center. The conventionally framed floor system sits on a concrete foundation. Modular homes tend to be better insulated than many site built homes, and a modular home will appreciate at the same rate as a stick built home.

Build to Suit

The best part about these homes is that they are built stronger, for less money, and in less time.

Saving time on construction means less out of pocket expense for construction loans. The house is barely exposed to the elements while construction is going on, which prevents warped wooden beams and mold. You can move into your dream home typically 3 months after you close on the land and sign off on the plans (subject to county restrictions).

The only real differences between modular homes and a home built on site is that:
  • Modular homes are pre-built in pieces small enough to transport down the road.
  • Modular homes are "overbuilt" so they can be transported down the road at highway speeds and picked up by a crane without being damaged.
  • Modular homes are built faster and for less money.
  • Modular homes are more "green" than stick built homes.
  • Modular homes come with a 10 Year structural warranty.
